Buying Unusual Landmark Property

Q: There's a television show on HGTV titled "ReZoned" where unusual landmark properties are featured, such as old firehouses, train depots and the like -- properties the average homeowner would never consider. These are purchased and turned into homes.
 

I'm very interested in purchasing just such a piece of property, but I haven't a clue how to go about finding anything like this. I'm a singer-songwriter with absolutely no knowledge about real estate.

Would you please be so kind as to share your expertise in this area and give me a little direction? I just don't know how to conduct a proper search. All I see on the web or in any real estate listings are homes that are targeted, naturally, to the average homeowner.

A: You need to get up from the computer and work with an experienced real estate agent who can help you search for these kind of targeted, alternative use properties. They don't come up often, and they may be in high demand where you live.

A top agent can help you sort through the garbage and find a gem that you can call your own. But be aware, it could be expensive to convert one of these properties from a commercial or public use into a home. You may need to rezone the property, or even work with your local municipality if there are any unusual problems, such as leftover environmental hazards that must be removed.

You may also find that it takes someone with more experience to work with these properties to make enough money to make it worth the time.
