Q: Can mortgage companies refuse to give you a detailed transaction statement of your mortgage account?
 

A: Whether they can refuse you isn’t the issue. The fact is they shouldn't refuse that request. All lenders should give you the statement on an annual basis giving you a statement of your account. However, if you need a complete statement at another time, they may request a fee for providing it.

If the lender has never given you a statement, refuses to issue you a statement, doesn’t have a web site that you can go to and get a statement, then you should complain and complain loudly.

You can find out where the corporate headquarters of the lender is located and who is the current president and CEO. Send a letter detailing your complaint and ask the company to fix the problem.

Then, please contact the state agency that regulates mortgage lenders and ask them what to do about an uncooperative lender. You may also be able to file a complaint with the Department of Housing and Urban Development (HUD).
