Tim called the show this morning asking if he should put sod down in his front yard to make it shine for the Internet. Then, he offered this gem for buying a home.

Tim is moving to the Indianapolis metro area, and once he found the town he wanted to live in, he ran an ad in a local newspaper offering that stated he was moving to the area, was looking for a house priced in the $40,000s and would pay cash.

Tim told us he heard from all sorts of people who were selling, who were soon to be selling, and who hadn't thought about it until they read the ad in the paper.

There were a ton of responses to Tim's ad and he said he ended up with a fantastic bargain -- a great basic house priced around $40,000.

If you're buying today, and have cash, you've got pricing power.
