Q: My ex-husband and I divorced in Aug 2011 and became final this month (Feb 2012), the divorce decree states that the main residence is awarded to me so he wants me to transfer my name on the loan and take his name out, he has not signed any quit claim deed yet. The problem is I do not have job, I am on disability (so my only income is the disability check, part of his retirement and spousal support, of which he is not giving me 100% but that's another issue) and my credit is not that good anymore. I am not living in the property, he is along with our two adult children. He said he was going to give me rent money of which I have not seen, I guess to help me defray the cost of mortgage. I haven't called the lender but from what I know, the lender will not entertain me because I am not on the loan. Any advice on how to proceed with this?

If the repairs are significant, would you first contact a real estate attorney?
Should you discuss this ahead of time with the broker? Would you contact several builders or building contractors to document the problems?

we purschased a modular home from scotbuilt homes out of GA. We hav enot been in our home a year yet, but since day one we have hoad major problems. the company has been out three times claiming that they have fixed the issues but they have not. We have addressed our roof twice and they said it was down right with out even looking at it. Now we have torn shingles and a whole in our roof and when it rains it leaks. What can we do so they will have to fix our problems. These are only a few of many many issues. Our house was built and delievered in less than 17 days. Our house was custom built to what we wanted and all top of the line cabinets and tile. Please help we do not know what to do, they will not call us back or neither will the dealer we purchased our house from.

I am thinking of selling a home in Florida.
Could you please tell me who is responsible for the survey of the property in Fl? Bringing electrical up to code. If you as the buyer want to have it rezoned.
I am sure the laws are probably different in Fl than they are in Mi.

We have had our condo on the market for more than two years and the condo association refuses to have the 12 year old complex approved for FHA. That cuts about 70 percent of the buyer market out. We can't buy or build here in Texas till it is sold so we are really locked. Selling the codo would put about $700.00 more in our pocket if we could sell and build here. We can't take advantage of the lower interest rates. When you stop and think about it, someone can't buy our propert, we can't build or buy another property and the builders can't build our new house, - jobs lost. Whomever cameup with this one ought to tale a hike. Maybe they will soon!
