Summary: If using a real estate agent hasn't worked to sell your home, try listing your home as "For Sale By Owner," and take control of your home sale. An experienced FSBO seller says he likes selling his own home, because he is in charge of the home sale. His home is the only listing he has, and he thinks he will work harder to convince the buyer, rather than moving to the next listing. Take charge of your home sale with FSBO, if real estate agents haven't worked out for you.

If I can't do a short-sale, could I file a quit claim deed to return my home to the mortgagor?

Lynda: What you're referring to is called a "deed-in-lieu of foreclosure." Your lender has to agree to make it work out. Contact your lender and see if they will allow you to do this. It will certainly reflect better on your credit score. We have a load of information on this website about deed-in-lieu. Simply type "deed-in-lieu" into the search engine. Good luck.
